Driveway Retaining Wall

It sounds like much of this has been decided with less than 36 hours of discussion time allowed. I want to reiterate, I am all for replacing the wall, I think the chosen product is a great upgrade, and I agree, not something I want to tackle in-house, but I want to make sure we consider everything and everyone before deciding to raise assessments, which by the language in our bylaws (below) requires approval by the membership. The definition of the reserve fund Andrea posted is not in our published guidelines. I don't doubt it's authenticity, but it is not fair to the membership that a complete version is not available to all members. Even with that document in place however, the membership needs to approve the proposed additional assessment. This is where I have issue and would like there to be more time for this discussion to happen. I am active here, and read these, but many members are not, and do not feel this format is inclusive. I realize we are in difficult times for actual conversation to happen, but I urge the board to stop and think about our members that this may impact more than themselves. For years we have struggled to attract young active members, and we have taken measures to incentivize young people and families to join. This is potentially damaging to that initiative. The reserve fund is not a do or die thing. PSA sits upon a piece of property worth millions of dollars. If necessary in an emergency, a loan can be obtained against the property to fund a dire project, and a plan enacted to repay that loan in a timely manner. With a proposal like this, asking members to pay more when there is so much sitting unused, budgetary numbers should be included. How much is currently in the reserve fund? What about the other savings account? What will those accounts look like after this expense? Do we have a recent estimate to replace the pier if that is the biggest concern? We do have to plan for the long term, but we should always be realistic and mindful of everyone when doing so. Respectfully, Scott Wise Bylaw excerpt: "There shall be assessed for the purposes of maintaining club facilities, functions and objectives, against and payable by each and every member, according to the type or class of membership held, certain annual dues payable in advance of January first of each and every year, and such annual assessments for capital improvements and additions to the club facilities as may from time to time be recommended by the Board of Governors and, at a regular meeting of the members after due notice of any proposed change in the rate of dues and assessments, approved by the members."
